How to get recommended as a real estate agent by ChatGPT

Buyers ask an assistant for an agent who works their area and their price band. Most agent profiles do not say either, so it names whoever does.

We're relocating to Raleigh from out of state with a $450k budget. Is there an agent who works that price range and handles buyers who can't tour in person?

Why AI names a different agent

Reputation is other people writing about you: reviews, portal profiles, mentions. You influence that rather than control it. What an assistant can tell about your practice is yours outright, and it matters more here than in most categories, because almost every agent bio says the same things and leaves nothing to tell one agent from the next.

What a buyer asks before they call

Each of these is a filter, and an agent who answers none of them in public is not in the comparison. That holds whether the buyer is moving across the country or across town, though the one with nobody local to ask has nowhere else to turn.

Terms that live in a conversation

How you are compensated, what the buyer signs, and when they sign it are explained on a call. None of it sits anywhere an assistant can read.

Profiles that disagree

Your specialization reads one way on Zillow, another on your brokerage bio, another on a profile that still lists the team you left.

How it works

How to be the agent AI can describe

Courtyard gives you a knowledge base at a subdomain like ai.yourname.com describing where you work, who you serve, and how you charge. Your brokerage site, your CRM, and your IDX feed are left alone.

1

Name the streets you actually work

Neighborhoods and price bands, not the greater metro area. Serving all of Wake County tells an assistant nothing it can match a buyer against, while North Raleigh from $350k to $600k tells it everything.

2

Say who you are the right agent for

Relocating buyers, first-timers, downsizers, investors, and the situations you happily refer elsewhere. Matching is most of what an assistant is doing, and a bio that claims everything matches nothing.

3

Publish how you are compensated

Buyers ask how you charge earlier than they used to, and in the US a written buyer agreement setting negotiable compensation is signed before touring. Wherever you work, answering that question in public is a straight advantage over an agent who won't.

of consumers used AI to find a local business this year, up from 6% the year before. A buyer with no one to ask arrives with nothing but what AI can read.

FAQ

Common questions

Why does ChatGPT recommend other real estate agents and not me?
AI weighs your reputation, meaning reviews and portal profiles you don't control, alongside what you tell it about yourself, which is entirely yours. If your bio says you serve the greater metro area, your price range is unstated, and your compensation is explained only on a call, AI has nothing to match a buyer against, so it names an agent it understands better. A clear, current source keeps you in the conversation.
Should I publish how my commission works?
It is already the buyer's first question. In the US, the NAR practice change of 17 August 2024 means a buyer signs a written agreement with conspicuous, objective compensation, fully negotiable and not set by law, before touring a home. Other markets set their own rules, and the question gets asked either way. Publishing how you charge lets AI answer accurately with you named, and the negotiation still happens where it always did.
Do buyers really use ChatGPT to find an agent?
They use it to work out who to call first. BrightLocal's 2026 survey found 45% of consumers used AI to find a local business in the past year, up from 6%. NAR's 2025 Profile of Home Buyers and Sellers, fielded July 2024 to June 2025, found 88% of buyers still purchase through an agent, and that first-time buyers are just 21% of the market at a record median age of 40. The demand for an agent has not moved; where buyers start looking has.
What about my brokerage website and my IDX feed?
They keep doing their job. A brokerage template describes the brokerage, and an IDX feed describes inventory, but neither describes you: the price bands you work, the buyers you are right for, or how you charge. Courtyard fills that gap without touching either.
Do I need a new website or to change my CRM?
No. Courtyard hosts your AI knowledge base at a subdomain like ai.yourname.com and leaves your site, CRM, and IDX feed alone. AI assistants read the knowledge base, your business runs exactly as it does now.
How much does it cost?
Courtyard starts at $20 per month. You can set up your knowledge base and see how AI describes you before you commit.
